Renting a property can be tricky if you do not read the legal agreement carefully before signing. It is your responsibility to read. From the moment you signed the contract, you are legally bounded.

It is very difficult to find a lease agreement that will favour the tenant equally with the landlord. Before the date established for signing the contract, ask the landlord to send you a copy so that you can study it in advance. Make sure that it includes the conditions previously mentioned by the landlord and that there are no hidden clauses.

It is better to have a solicitor check over the contract as they will know what modern, standard contracts look like.

Try to find out more information about the landlord even if it is about a person renting one property or a corporation with a hundred units. It will help you debate on the points that affect you and mostly on the ones that can be altered. It is very important to choose these points carefully and bring good arguments. This will assure you a higher rate of success. Try to predict what your future landlord might say in order to come with counterarguments.

Start the negotiations on the day of the signing directly with the landlord and not with a broker. Ask questions and try to clarify your doubts. Also, be as calm as possible even if the landlord is very angry and yells.

Do not give ultimatums unless you mean them as this would be a sign of poor taste. Be patient, show him that you understand his point of view and present yours in a logical way. After all the amendments have been made, put them in writing.
